Professor Jaeseung Jeong’s ‘neuroarchitecture’ advisory… Design that resembles nature
Lavre 27 is also a complex that attracted attention by applying spatial design based on neuroarchitecture, with Professor Jaeseung Jeong of the Department of Brain and Cognitive Science at KAIST participating from the early stages of design. The developer explains that the blueprint was drawn considering a residential space that provides psychological stability by focusing on the essence of the space called home.
As the name of the complex, ‘L’Arbre’ means tree in French, the design incorporating nature was also reflected. In particular, the garden building connects each house with a private bathtub and a terrace garden, and a walking garden connecting the above ground and underground and a meditative landscaping environment with water and stones as a motif are also provided.
In addition to this differentiated design, the penthouse had a floor height of about 3.3m and the terrace house and garden house had a floor height of about 3m to maximize the sense of openness, and even the floor plan, interior, finishing materials, and landscaping were supplied in a way that each resident could customize.
As the supply of ultra-expensive homes with such diverse values is rare in Samseong-dong, many celebrities have also come forward to subscribe. Hive Chairman Bang Si-hyuk, broadcaster Seo Jang-hoon, actor Jang Geun-suk, and Blackpink member Jisoo participated in the subscription. Mr. A, an official at a luxury housing brokerage firm in Gangnam, said, “I understand that all four people have applied for the Lavre 27 subscription,” and added, “However, it is difficult to confirm whether the contract has reached the main contract.”
‘Hundreds of billions worth’ worth of housing supplied throughout Gangnam… G-Dragon ‘Warner Cheongdam’ Son Heung-min ‘Etherno Apgujeong’, etc.
Not only in Lavre 27, but also in Gangnam, where the supply of luxury villas was relatively low compared to Hannam-dong, Yongsan-gu, a representative wealthy area, construction work on ultra-expensive houses worth tens of billions of billions of dollars is being carried out.
A representative example is ‘Warner Cheongdam’ in Cheongdam-dong, which is in the final stages of construction. Warner Cheongdam is a luxury villa with 4 floors underground and 20 floors above ground built on the site of the former SM Entertainment headquarters. The super penthouse was sold for 35 billion won in 2022, breaking the highest sale price ever at the time. Singer G-Dragon also received a single-story house with an estimated sale price of 15 to 18 billion won.
Cheongdam-dong’s ‘Eternoapgujeong’, which began construction in July last year, is also under construction with the goal of completion in October 2027. Eternoapgujeong is a 29-unit luxury villa built on the site of Hyosung Villa Complex B, and the sale price starts at at least 20 billion won, and the super penthouse, which occupies three floors, has a sale price of 70 billion won. Soccer player Son Heung-min attracted market attention last year by signing a sales contract for a grand deluxe penthouse with a sales price of 40 billion won.
The CEO of Corporation B, which mainly brokers high-end houses, said, “These luxury villas are private with a small number of households, are composed of large areas, and are very well-located, so asset owners are very interested.” He added, “There is not much supply of villa-type high-priced houses in the Gangnam area, so the scarcity is even greater.”
